Booking Terms

Rental Terms and Conditions

  • A 50% deposit which is due within 10 days of making the reservation, to secure the booking
  • The balance is due 45 days prior to check in
  • Refund: 75% if over 45 days prior to check in
  • Refund: 50% if over 30 days prior to check in
  • No refund if reservation cancelled less than 30 days prior to check in
  • Minimum night stay requirements may apply
  • Each villa or apartment has a maximum number of guests. Exceeding this limit will subject your reservation to immediate termination without refund or at the absolute discretion of CBRE Thailand an additional charge will be deducted from your credit card or damage deposit.
  • Pets, smoking, hazardous materials or any illegal or immoral activities are strictly prohibited. Evidence of any breach of this term result in loss of your damage deposit and eviction.
  • Prior to booking, all prices are subject to change without notice.
  • Reservation will be cancelled automatically (with loss of deposit) if balance payment is not made within 48 hours of due date.

Security Deposit
A security deposit may be payable to CBRE Thailand with the payment of the initial deposit. This is to cover the cost of any damage or breakages caused during the rental of the villas. It may also be used to cover the cost of the use of telephones and other services. For short-term rentals, the security deposit will be returned upon departure, less any such costs. For long-term rentals, the security deposit will be returned within 15 days of departure, less any such costs.

Check In
Check in is 2:00 p.m. unless otherwise arranged with the owner/property manager. An information package will be available at the unit with additional information on the resort, which you may find useful. Do not forget to bring your check- in package, which has been emailed to you upon acceptance of your reservation, as it will have emergency contact numbers and pick up details or directions for finding and accessing your unit.

Check Out
Check out is 11:00 a.m. unless otherwise arranged at least 24 hours in advance of departure. Failure to check out by this time may result in a surcharge to your security deposit.

Maid Service
Daily maid cleaning and linen changing is available as stated in the details of each property.

Villas may have phones for your convenience which allow you to make local calls. We strongly suggest you to purchase a local prepaid Sim card, which can be arranged upon request, to make mobile phone calls or long distance calls.

Internet connection may also be available. Prepaid internet service with a local ISP can be purchased upon request to owner/property manager. Some villas or apartments may have hi-speed internet access. Price varies depending on each house policy.

Swimming Pool (where individual to booked units)
Owners provide no lifeguard and guests take full responsibility for their own safety and risk.

Misuse of the Property
CBRE Thailand reserves the right to interrupt service and evict guests due to noise complaints or any type of property abuse without a refund. Illegal activities will be cause for immediate eviction by local police.

CBRE Thailand acts as an agent for each property owner and accepts no liability for property loss or damages, nor liability for injury, accidents, delay, or any irregularity. Furthermore, guests are responsible for their villa or apartment during occupancy, and must lock windows and doors securely at all times when not on the premises. You must also observe all precautions given by your escort or local contact.

Please notify the owner/property manager as detailed in the check-in package as soon as possible if a problem relating to the rental property exists. Every effort will be made to rectify any problem in a timely manner. No refund or rate adjustment will be made for malfunction of air conditioners, TV’s, appliances, pool or any other malfunction. Repairs will be made as soon as possible after notification.

Should a booked property become unavailable due to disaster or sale by owner, we reserve the right to transfer guests to equivalent accommodation or fully refund at our discretion. Prior notice will be given if possible.
Refusal of Business
Past guests who have breached these terms and conditions will be refused future rentals.

Important information for all guests
As the properties that CBRE Thailand offers are not official tourist structures, such as hotels, residences, etc. but private houses. As such they do not have standards or categories that are internationally recognised. Instead they reflect, in their architecture and furnishings, the local traditions and the personal taste of the owner. CBRE Thailand has carefully chosen properties which provide level of quality within which it believes that any person can find satisfaction. CBRE Thailand cannot however exclude the possibility that these differences can sometimes result in minor inconveniences – due to the special nature of the architecture and of traditions in the area.

Applicable law
These conditions and any contract to which they apply are governed in all respects by Thailand law and Thailand courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.
